An independent brokerage with a history on these blocks.

Terra Magia is a Brooklyn real estate brokerage led by Andrew Pratt. We work directly with property owners to lease apartments and storefronts and to sell buildings, with a particular focus on Greenpoint, Williamsburg and East Williamsburg.

Look through our rental history and you'll find many of the same buildings appearing year after year. That's a large part of our business: owners who call us again when the next apartment becomes available. We already know the property, its history, and the people behind it.

A little about Andrew

Andrew came to New York in 2010 with a law degree from Iowa and plans to become an actor. He moved into a tiny room above a Butoh dance studio in Williamsburg, went to auditions, worked odd jobs, and somewhere along the way got his real estate license.

What began as a way to make a living turned into a career.

After starting out in Manhattan, he found his footing in Brooklyn, eventually opening and running Nooklyn's Greenpoint office. His mother is Polish, and speaking the language helped him build relationships with longtime Polish-speaking property owners in the neighborhood. Those relationships became the foundation of his business.

In 2020, Andrew went independent with Terra Magia, carrying forward more than a decade of experience and many of the relationships he'd built along the way.

Today, Terra Magia remains a small operation. Andrew is personally involved in pricing, applications, negotiations and leases, working alongside a local team of agents.

How we do business

Our approach is grounded in a simple idea: tell people what they actually need to know, even when it isn't what they were hoping to hear.

For an owner, that might mean recommending a lower asking rent instead of agreeing to an unrealistic one. For a renter, it means knowing the terms, costs and requirements before spending time on a showing or application.

We take the details seriously, from how an apartment is photographed and presented to how an application is reviewed and a lease is prepared. We've also developed our own technology, including Terra Magia Match, to connect renters with new listings quickly and make the process easier to navigate.

The aim is to do the work well enough that when the next vacancy comes along, the owner doesn't have to think twice about who to call.

And the name?

Terra Magia means “magic land.”

It reflects Andrew's belief that the places we find ourselves, and the people we encounter along the way, aren't always as random as they seem.

There's room for that kind of mystery in New York. There shouldn't be any in the terms of a real estate deal.
