Standard Operating Procedures

Terra Magia Inc., Licensed Real Estate Broker, State of New York. Broker: Andrew Pratt. These procedures apply to every prospective purchaser of real property that Terra Magia represents or shows.

Dated October 26, 2026.

  1. 01

    Identification

Terra Magia does not require prospective purchasers to show identification before a showing. When an owner requires identification to enter a property, Terra Magia says so in advance and asks every prospective purchaser for it.

  2. 02

    Exclusive buyer brokerage agreement

Terra Magia does not require prospective purchasers to sign an exclusive brokerage agreement before being shown a property.

  3. 03

    Mortgage pre-approval

Terra Magia does not require a mortgage pre-approval letter before a showing. Proof of funds or a pre-approval may be requested before an offer goes to the seller, and it is requested of every prospective purchaser.

  4. 04

    Confidentiality agreement

When a building is marketed confidentially, its address, rent roll and financials go only to prospective purchasers who sign a confidentiality agreement. Every prospective purchaser of that building is asked to sign the same agreement.
